Where this applies
The US agents' association adopting a policy for the multiple listing services it governs. It creates two exempt listing types at the seller's direction: an office exclusive, filed with the MLS but not disseminated to other participants and not publicly marketed, and delayed marketing, where public marketing through data feeds to other brokers' sites and portals is held back for a period the local MLS allows; both require the seller's signed acknowledgement of the exposure they are waiving or delaying. It sits alongside the Clear Cooperation Policy, which still requires listings that are publicly marketed to go into the MLS. The association has an obvious stake, and the policy says nothing about how many listings will use these options.
What this means
Just as the list of homes for sale was becoming fully public, the agents' own association wrote rules letting sellers keep a listing inside one brokerage or hold it back from the portals. The off-market window agents rely on is being protected by policy, not closing on its own.
