Property manager
Runs rented buildings for their owners: marketing and showing units, screening applicants, setting rents, getting repairs done, inspecting the property and keeping the books. Large US landlords say in their annual reports that they now use AI leasing assistants, self-guided tours and AI replies to enquiries, and one says it has cut on-site staff and moved to a hub model that relies on AI leasing agents. Screening scores and rent-setting software are being limited instead: a federal court approved a settlement that stops one screening score for housing-voucher applicants, the US Justice Department required RealPage to stop using competitors' private data to set rents, and New York banned software that coordinates rents between landlords. The US projects 4% growth, slowed by automation of posting vacancies and assigning repairs.

Recent changes#
United States. The statistics bureau projects employment of property, real estate and community association managers to grow 4 percent from 2025 to 2035, from 460,400, with about 36,900 openings a year. It says the automation of some property management tasks, such as posting vacancies and assigning maintenance requests, may slow employment growth.
A named person with standing publicly predicted something, on a date, in an attributable statement. United States (Essex owns apartment communities on the US West Coast). In its annual report the company says it has adjusted its operating model to reduce the number of staff on-site at individual properties and instituted a hub model in which specialised staff serve multiple properties from a central location and rely on technologies such as virtual apartment tours and artificially intelligent leasing agents to further reduce the need for on-site staffing. It states this as an operating risk and gives no staff numbers.

United States (Invitation Homes leases single-family homes). In its annual report the company says it uses multiple channels to communicate with prospective residents, including automated email and texts, associate correspondence and an AI leasing assistant, and offers self-showings that use smart-home technology alongside in-person showings. It also says it uses traditional and generative AI for certain marketing, operational and administrative functions.

United States (Equity Residential owns apartment properties in US cities). In its annual report the company describes operating initiatives including self-guided tours, artificial intelligence responses to customer inquiries and enhanced service and maintenance management. It gives no staffing figures for them.

The Justice Department announced a proposed settlement requiring RealPage to cease having its software use competitors’ nonpublic, competitively sensitive information to determine rental prices in runtime operation. It says competing companies must make independent pricing decisions, and that its lawsuit continues against property management companies that used the software. The settlement still needed court approval when announced.

New York State, United States. The law makes it unlawful to knowingly or with reckless disregard facilitate an agreement between or among two or more residential rental property owners or managers not to compete, and defines a coordinating function to include recommending rental prices, lease renewal terms, ideal occupancy levels or other lease terms to a residential rental property owner or manager. Massachusetts, United States. The court finally approved a class settlement covering housing-voucher holders denied housing in Massachusetts because of their SafeRent Score. Under the settlement agreement (Doc. 114-1), for customers using the "affordable" score model SafeRent will not include a SafeRent Score or an accept/decline recommendation on the report but will provide the underlying information; for its other models, customers must certify that the applicant is not a voucher recipient or the score is likewise left off. The practices run for five years.

What this means for you#
If you are starting out in leasing, expect enquiries, tours and follow-ups to be handled more and more by software at large landlords. Build what stays with you: inspecting buildings, handling residents and contractors, and knowing the rules on screening and pricing.
Expect fewer people on site and more work run from a hub. Judgement on residents, repairs and owners stays with you, and so does responsibility for screening and pricing that follow the new rules.

We do not answer that with a number of years. Watch whether your employer moves leasing to software and on-site staff into hubs, as one large US landlord says it has. That tells you more than any date.
