Advertising vacant units, answering prospective tenants, scheduling and conducting showings.

Why

Large landlords report the work moving to software: Essex says it relies on virtual tours and AI leasing agents to reduce on-site staffing, Invitation Homes uses an AI leasing assistant and self-showings with smart-home technology, and Equity Residential lists self-guided tours and AI replies to enquiries.

What this does NOT mean

Three large US landlords' own descriptions; they do not show what smaller landlords do or how many leasing jobs changed.

Screening applicants

Being augmented✓ Evidence-backed

Checking applications, credit and rental history, and deciding whom to approve.

Why

Automated screening scores are in use, and courts are limiting them: a federal court approved a settlement covering voucher holders denied housing because of their SafeRent Score, under which SafeRent will not give a score on reports for those applicants for five years.

What this does NOT mean

One settlement in one state about one vendor's score; it does not show how most screening decisions are made.

Setting rents and lease terms

Deciding asking rents, renewal terms and concessions.

Why

Pricing software is used, and its use is now being restricted rather than expanded: the Justice Department required RealPage to stop its software using competitors' nonpublic information to set rents, and New York made it unlawful to facilitate agreements not to compete between landlords, counting recommending rental prices as a coordinating function.

What this does NOT mean

A proposed federal settlement and one state's law; they restrict how software may be used, not whether managers use it.

Repairs and maintenance requests

Being augmented✓ Evidence-backed

Taking repair requests, deciding what is urgent, assigning staff or contractors and checking the work.

Why

The US labour statistics agency names automation of assigning maintenance requests as a reason growth may slow, and Equity Residential lists enhanced service and maintenance management among its technology changes; someone still has to judge urgency and check the repair.

What this does NOT mean

A projection and one company's brief description; neither measures how repair work is triaged.

Inspections, residents and owners

Still human-led✓ Evidence-backed

Walking the property, dealing with residents' problems and disputes, and meeting owners.

Autonomous driving
Why

No record found shows machines inspecting buildings or handling residents' disputes; the change is in where people sit, as Essex says it now has specialised staff serve several properties from a central hub.

What this does NOT mean

One company's operating model and the absence of a record; they do not measure on-site work across the industry.

Budgets, rent collection and records

Being augmented≈ Platform inference

Preparing budgets, collecting rent, paying bills and keeping financial records for owners.

AI / software
Why

Accounting and payment software already handles much of this, with the manager responsible for the figures; no record found on this page shows a recent change in who does it.

What this does NOT mean

An inference without a dated record; it does not show how bookkeeping time has changed.
