Marketing, enquiries and showings

Screening applicants

Automated screening scores are in use, and courts are limiting them: a federal court approved a settlement covering voucher holders denied housing because of their SafeRent Score, under which SafeRent will not give a score on reports for those applicants for five years.

Setting rents and lease terms

Pricing software is used, and its use is now being restricted rather than expanded: the Justice Department required RealPage to stop its software using competitors' nonpublic information to set rents, and New York made it unlawful to facilitate agreements not to compete between landlords, counting recommending rental prices as a coordinating function.

Repairs and maintenance requests

Inspections, residents and owners
